Fit-Out Stages: From Site Survey to Handover
Understanding the stages of fit-out helps you know what needs to be prepared or checked before moving to the next step. The order of some tasks varies with site conditions, project scope and selected materials. Coordinating them aims to reduce rework and protect completed areas.

Survey the site and record its condition
The process begins with surveying the spaces, taking measurements and reviewing existing elements. Items to be retained and the required work are identified, and observations that may affect execution are recorded. Access for materials, storage arrangements and workers’ movement are also reviewed so the work can be organised to suit the site.
Coordinate details and dimensions early
Lighting positions, fixtures, service points and related details are reviewed before work that would be difficult to alter later. If the project includes a kitchen, cabinetry or fixed furniture, its dimensions and requirements form part of early coordination, with manufacturing dimensions confirmed at the appropriate stage. Material availability and arrival dates are also checked before dependent work begins.
Prepare the site and carry out preliminary work
Elements that will remain are protected, and removal and dismantling work included in the scope is carried out. The site is prepared for later stages, with any issues uncovered during preparation assessed and addressed before affected work continues.
Install and check services before concealing them
Where the scope includes electrical, plumbing or other services, specialists’ work is coordinated around the approved locations and details. Before ceilings or walls are closed or services concealed, specialists carry out checks appropriate to the work. Issues are addressed and review results documented before moving to the next stage.
Prepare surfaces and apply finishes
Surfaces are checked for readiness to receive paint, cladding and flooring according to the requirements of the materials used. The sequence of overlapping tasks, necessary preparation and suitable drying periods for each material are taken into account. The quality of each stage is checked before it is covered or built upon, and completed areas are protected while work continues elsewhere.
Install fittings and check operation
Doors, lighting, fixtures, cabinetry and included furniture are installed at the appropriate time for each item, with dimensions, junctions, fixing quality and finishes checked. Relevant functions are then tested, including door and drawer movement and the operation of lighting and fixtures. Checks also confirm that later work has not damaged previously completed areas.
Final inspection and handover
Completed work is reviewed against the approved items. Issues and outstanding work are recorded, then checked after resolution. Available care and operating instructions for the installed materials and fittings are handed over.
